- Shape. Valleys, dormers, chimneys, and skylights all need flashing and hand work.
- What is underneath. Rotten decking gets replaced. We cannot see it until the old roof comes off.
Why can’t you give a price over the phone?
Because we cannot see your roof from the office. Any number we gave you would be a guess, and guesses go one of two ways. Either we lowball you and raise it later, or we pad it and you overpay. Neither is how we work.
The free inspection takes care of that. We measure, photograph, and check the decking access.
Then you get one written number. It does not move unless we open the roof and find rot, and we show you the photo before we touch it.
Should you repair instead of replace?
Repair if the roof is sound and the problem is small. Replace if the roof is near the end of its life or the damage is spread out. A repair on a 22 year old shingle roof is money you spend twice, because the rest of it is failing at the same rate.
We will tell you which one you need. If your roof has good years left, we say so.
Age is the quickest test. Take the age of your roof and compare it to the life of the material. A shingle roof at year eight is worth repairing. The same roof at year 22 is not.

Will insurance cover a new roof?
